For those of you who purchased a Florida home in 2025, or have never filed for Homestead Exemption or other property tax exemptions yet, you have until March 1st to do so. These exemptions can significantly reduce your tax liabilities.
In order to qualify to receive this substantial break on your property taxes, the home must be your primary residence on January 1st of this year.

Be sure to apply for any other exemptions as well, if you may qualify.
In addition, if you were already living in Florida prior to the new home, take advantage of Florida's Portability benefit and apply to transfer all or some of your homestead assessment difference.

Applications can be conveniently submitted online through your property appraiser's website. If you prefer to do so in person, be sure to reach out to their office to make an appointment.

And since we’re on the topic of property taxes, I wanted to share the latest updates on Florida legislation aimed at reducing or eliminating them:
Bill 203 would phase out homestead property taxes over ten years, excluding school taxes
Bill 209 would increase the homestead exemption for homeowners who carry insurance
Bill 213 would limit annual assessment increases
These proposals certainly sound appealing for homeowners, but they also raise important questions. We are talking Billions of dollars, so what will we ultimately see happen to offset the loss of revenue in order to maintain the governments' budgets?
These bills must still be scheduled for a House vote, advance to the Senate, and then would be up for voter approval.
