No matter where you go in Sarasota, there is new construction everywhere. From new neighborhoods and new builders to major expansion projects, so much is happening in the new construction market — from downtown Sarasota to east of I-75 — and it can feel overwhelming.
At Sarasota Neighborhood Experts, we stay boots on the ground, tracking all of the newest communities, builders, and developments. Today we’re highlighting some of the most exciting new neighborhoods, expanding communities, and upcoming projects you need to know about.
We’re starting with Grand Park, specifically the expansion known as Longleaf at Grand Park. Located off Highway 72 (Clark Road) near Ibis Road, this community offers convenient access to Siesta Key Beach, shopping, and daily essentials. Grand Park is known for its coastal charm, mature trees, larger yards, and preserve views, along with resort-style amenities including two pools, pickleball courts, a fitness center, clubhouse, and walking trails. It is also zoned for the highly rated Sky Ranch Elementary School.
Longleaf at Grand Park will feature homes from Homes by West Bay and M.I. Homes. Homes by West Bay is known for high-end floor plans and strong design detail, offering over 12 floor plans, including popular ranch models like the Biscayne and Sand Key (around 2,500 square feet) and two-story options like the Siesta Key II (over 3,600 square feet). While pricing has not officially been released, projected pricing is expected to range approximately $800,000 to $1.4 million, depending on upgrades and pools.
M.I. Homes at Longleaf will offer slightly smaller but flexible floor plans, starting around $600,000 and ranging up to $1 million+. A major benefit is the availability of inventory homes, ideal for buyers who don’t want to wait a full build timeline. This section of Grand Park is expected to be very popular due to its privacy, location, and school district.
Also built by M.I. Homes is Hawkstone, a boutique gated community with only 151 homes, located near State Road 72. HOA fees are approximately $300 per month, covering gated access and lawn maintenance, and notably, there is no CDD fee, which is rare in new construction. Homes here start in the low $500,000s and can exceed $1 million with upgrades and pools. Many floor plans offer multi-generational layouts, including two primary suites, which continues to be a growing demand. Currently, M.I. Homes is offering up to $100,000 in design incentives, which can be applied toward upgrades like countertops, flooring, impact windows, cabinetry, and pools.
Next is Lakeview Crossing, developed by David Weekley Homes, located off Proctor Road near Lakeview Elementary and Lakeview Park. This community features homes on 62-foot homesites, offering slightly larger yards and more space between homes. Floor plans range from 2,500 to over 3,000 square feet, including a standout model with a four-car extended garage, a rare feature in Florida. Standard features include impact glass windows and doors, tankless water heaters, paver driveways, and extensive design customization options.
In Palmer Ranch, we’re seeing the development of Stonebridge II by Sam Rogers Homes. This boutique community will include only 27 homesites on 70-foot lots, offering more backyard space than many newer developments. Homes will range from approximately 2,400 to 3,200 square feet, with three-car garages, volume ceilings, and upgraded finishes. Its location offers close proximity to Clark Road, I-75, downtown Sarasota, and Siesta Key Beach, making it highly desirable.
Moving south into Nokomis, we have Magnolia Bay by Perry Homes, a builder gaining attention in the Sarasota market. Perry Homes is the largest woman-owned homebuilder in the nation, with over 50 years of experience and a 95% customer satisfaction rating. Magnolia Bay homes are priced between $500,000 and $700,000, with well-appointed four-bedroom homes available under $600,000. One of the most notable features here is the extremely low $15 per month HOA fee. While there is a $2,800 annual CDD, most amenities are covered through that structure. Perry Homes also offers a two-year workmanship warranty and 10-year structural warranty, exceeding the industry standard.
Now let’s talk about Lakewood Ranch expansion, because growth is far from over. Bourneside Road is now fully connecting north and south corridors, improving access throughout the area. Communities such as Del Webb Catalina, Colusa Golf & Country Club, and Star Farms are already underway. Coming in 2026 is Saddlehorn by D.R. Horton, as well as Stillwater by Lennar.
The most anticipated development is the Southeast Lakewood Ranch expansion, located south of University Parkway down to Fruitville Road. This expansion will include seven new neighborhoods, featuring builders such as Taylor Morrison (with a third Esplanade community), Toll Brothers, Pulte, Neal Communities, and Neal Signature Homes. Infrastructure and roadways are currently in progress, with home sales expected to begin toward the end of 2026.
