In fact, in Sarasota and Manatee Counties alone, over 2,100 homes were sold in May 2025. That’s 2,100 successful transactions—buyers and sellers making moves. So let’s bust a few myths and get into what today’s buyers are really looking for.

If there’s one thing I hear over and over, it’s this: “It’s too dark in here.” Buyers are walking into homes and making snap decisions—sometimes within 30 seconds—based on the feel of the space.

Here’s how to give your home that inviting brightness buyers love:

  • Open all curtains, blinds, and shades before every showing.

  • Keep lights on, especially if the home is vacant.

  • Repaint walls using lighter tones—today’s buyers are turned off by outdated dark grays or yellowish browns.

  • Remove dated window treatments like valances or heavy drapery that block natural light and age the home.

Simple changes like these can create a fresh and modern atmosphere that makes buyers want to stay—and offer.


2. Flooring Matters More Than You Think

While you can’t change your lot, it's worth noting that many buyers today are specifically asking for privacy, preserve views, or water access.

If your home backs up to nature or a quiet space, highlight it in your listing. Showcase the outdoor areas—buyers want a backyard that feels like a private escape.

A surprising (but consistent) request? More storage. Buyers want clean, organized spaces with room for everything—especially in the garage.

  • Smart home features: Ring doorbells, smart thermostats, and security systems are all bonuses.

  • Flex space: Buyers love homes with bonus rooms they can use as an office, gym, or guest suite.

  • Move-in ready: Few buyers want a big renovation project. They’re looking for clean, well-maintained homes.

  • Fully furnished (especially in Florida): Many buyers—especially second-home buyers or snowbirds—prefer move-in ready and fully furnished homes.
