So, you're thinking about moving to Lakewood Ranch. You’ve seen the glowing reviews, the beautifully manicured communities, and the promise of a Florida lifestyle dream. But what if I told you—Lakewood Ranch may not be for you?
I know, I know. That sounds shocking coming from someone who lives and works in the Sarasota area. But let’s be honest—no place is perfect, and Lakewood Ranch isn’t an exception. As much as I love helping people find their dream homes here, it's important to talk about the real side of living in this popular master-planned community.
Let’s dive into the truth about Lakewood Ranch—and why it might not be your ideal spot.
Let’s start with the obvious: Lakewood Ranch is pricey. The median home price is currently over $775,000, and that’s just the middle point. Prices climb quickly depending on the neighborhood and features. On top of that, CDD fees—which are additional taxes to cover community infrastructure—add another $1,600 to $2,500 per year to your expenses.
Every neighborhood also comes with HOA fees. Older communities like Summerfield or Greenbrook may have minimal fees, but the newer ones? They come with on-site restaurants, resort-style pools, gyms, tennis and pickleball courts—and you’re paying for all of it. Bottom line: Lakewood Ranch is gorgeous, but it’s definitely not cheap.
Lakewood Ranch is booming. And while growth sounds great on paper, it also means constant construction noise, dust, and traffic. If you're moving into a newer community, you might be living in a construction zone for a while. Some people love being part of a growing area—but if you prefer peace and quiet, this might not be your vibe.
Look at a map, and Lakewood Ranch might seem close to Florida’s stunning Gulf Coast beaches. But in reality, getting to Siesta Key, Lido Key, or Anna Maria Island can take 30 to 45 minutes—and that’s without traffic. It’s more inland than many expect.
On the flip side, many buyers are choosing to move further from the coast to avoid hurricane risks, high insurance premiums, and the need for flood insurance. So, it’s a trade-off—beach proximity or peace of mind?
With every HOA comes rules and restrictions, and Lakewood Ranch has plenty. Want to paint your house a fun color? Add a unique fence? Plant something new in the yard? You’ll likely need approval from the architectural review board.
For some, the uniform look and well-kept neighborhoods are a major plus. For others, it feels too restrictive and lacking in personality. If you're someone who likes to march to the beat of your own drum, the HOA life may not suit you.
If you're into live music, bars, or nightlife that runs past 9 PM—Lakewood Ranch may feel a bit sleepy. While Sarasota, St. Pete, and Tampa offer vibrant late-night options, Lakewood Ranch itself tends to wind down early. It's more about community events, dinners out, and laid-back evenings than clubs or shows.
And speaking of shows, Lakewood Ranch doesn't have its own theaters or performing arts venues. For cultural experiences like opera, ballet, or concerts, you'll need to head toward downtown Sarasota.
From November to April, the area sees an influx of snowbirds, tourists, and seasonal residents. That means heavier traffic, longer waits at restaurants, and busier amenities. Whether it’s the pickleball courts or your favorite brunch spot, you’ll need patience—or a reservation.
Lakewood Ranch offers top-notch schools, world-class amenities, and a thoughtfully planned community. But it’s not for everyone—and that’s okay. Whether it's the cost, the rules, the distance to the beach, or the quiet nights, you’ll want to weigh the pros and cons before calling it home.
