Sarasota consistently ranks as one of the best places to retire and one of Florida’s top cities to live in—but what many people don’t realize is that the suburbs surrounding Sarasota are equally stunning, rapidly growing, and in many cases, more affordable. If you're considering a move to the Suncoast, don’t overlook these five incredible communities just outside the city limits.
Hi, I’m Lisa McBride with Sarasota Neighborhood Experts. My team and I specialize in helping you buy, sell, and invest in real estate throughout the Sarasota area. Today, let’s explore the top five suburbs around Sarasota and what makes each one so special.
Just north of Sarasota and nestled along the Manatee River, Bradenton is a charming and well-established community with deep roots in Florida’s history. Known for its fishing villages and waterfront living, Bradenton offers neighborhoods like Palma Sola, Tidewater Preserve, and The Inlets—perfect for boaters and water lovers.
A short drive away is the ever-popular Anna Maria Island, a quirky beach destination where golf carts are a preferred mode of transportation and laid-back living is a way of life.
Bradenton isn’t just about beaches—it’s a hotspot for golfers, too, with courses like River Club, Heritage Harbour, and the prestigious IMG Academy Golf Club. Speaking of IMG, the world-renowned sports academy attracts student athletes from around the globe, adding a unique energy to the area.
New developments are springing up across Bradenton, including Sea Flower, just 10 minutes from the beach, with homes by top builders like Pulte, David Weekley, and Neal Signature Homes. Whether you’re looking for luxury or something more budget-friendly, Bradenton offers the best of both worlds.
Northeast of Bradenton and Sarasota lies Parrish, a rapidly developing area that’s drawing comparisons to Lakewood Ranch. It's home to North River Ranch, a master-planned community that’s becoming a major hotspot.
Parrish is ideal for buyers seeking new construction at a more affordable price point. Developments like Seaire, a lagoon-style community, offer endless recreational opportunities. The area is growing fast with new schools, hospitals, shopping centers, and restaurants on the way.
Top builders like Pulte, Neal Homes, and David Weekley are active here, and there’s even a Del Webb community for those 55 and older.
While Parrish still feels a bit rural and is further from the beaches, its location—about 30 minutes from Sarasota, St. Pete, and Tampa—makes it a smart choice for families and retirees alike.
Arguably the most well-known suburb near Sarasota, Lakewood Ranch is a master-planned community east of I-75 that spans over 43 unique villages. Each neighborhood has its own vibe, builder, and amenities—whether you're a retiree, young family, or single professional, there’s a place for you here.
Communities like Waterside and Downtown Lakewood Ranch are walkable and vibrant, while options like Cresswind and Del Webb cater to the 55+ lifestyle. Golfers will love Lakewood Ranch Golf & Country Club, Lakewood National, and Esplanade.
One of the highlights? Over 40% of the land is reserved for green space, trails, and parks, making it a nature lover’s paradise. Proximity to University Town Center and top-rated schools adds to its appeal.
Keep in mind: Lakewood Ranch comes with a higher price tag. The median home price hovers around $750,000, but for many, the convenience, community, and amenities are well worth it.
If you’ve never heard of Nokomis, you’re not alone—but it’s a hidden gem located between Sarasota and Venice. Known for its relaxed vibe and access to Nokomis Beach, this community is a favorite for locals who want proximity to the water without the crowds.
Nokomis offers canal-front homes, a short drive to the beach, and access to outdoor gems like the Legacy Trail, popular for walking, biking, and birdwatching.
Communities like Talon Preserve by DiVosta offer state-of-the-art amenities and easy access to nature. However, Nokomis doesn’t have a traditional downtown, so most residents head to Venice Island or UTC for dining and shopping. But with quick access to downtown Sarasota and Venice, you get the best of both worlds—quiet living with city perks nearby.
Last but certainly not least is Venice, a charming town south of Sarasota with a rich character and welcoming community. While it historically skews toward retirees, new schools and families are bringing fresh energy to the area.
Venice Island is known for its walkable downtown, boutiques, and laid-back vibe. Beaches like Venice Beach and Manasota Key are great for shelling and even shark tooth hunting!
Venice is also home to Wellen Park, a thriving master-planned community featuring 15+ neighborhoods from top builders like Neal Signature, Toll Brothers, and Homes by WestBay. Downtown Wellen Park rivals Lakewood Ranch’s town centers, packed with dining, shopping, and events.
Best of all, Venice is more affordable than Lakewood Ranch or central Sarasota, offering spacious homes, nature trails, and great amenities at a friendlier price point.
You don’t have to live in the heart of Sarasota to enjoy Florida’s Gulf Coast lifestyle. From the waterfront charm of Bradenton, to the brand-new buzz of Parrish, the community vibe in Lakewood Ranch, the natural beauty of Nokomis, or the small-town appeal of Venice—there’s a perfect spot waiting for you.
