WATERSIDE REAL ESTATE MARKET. WHAT BUYERS NEED TO KNOW IN 2026

 

Waterside continues to be one of the most talked-about communities in the Lakewood Ranch area. If you’ve been following the market or considering a move, 2026 presents a very different landscape than the last few years.

The intense buying frenzy of 2022 is behind us. Interest rates that peaked in 2024 have eased, and the market has shifted into a more balanced and stable environment. For buyers who have been waiting on the sidelines, this may be one of the best opportunities to enter the Waterside market.

At Sarasota Neighborhood Experts, we receive calls almost every day from people asking about real estate in the area, and Waterside consistently ranks as the number one community people want to learn about. And for good reason. Waterside is made up of multiple distinct neighborhoods surrounding Waterside Place, each offering its own lifestyle, price points, and home styles.

Understanding the nuances of these neighborhoods is essential because, in real estate, location always matters. In Waterside, it is even more localized.


What Makes Waterside Unique

Waterside is located south of University Parkway and sits within Sarasota County and the City of Sarasota, while still being part of the larger Lakewood Ranch master-planned community. This unique positioning gives residents the benefits of both Lakewood Ranch living and the Sarasota lifestyle.

Another important factor to understand about Waterside is its development timeline. Many homes sold rapidly over the past five years, meaning new construction inventory is more limited than many buyers expect. Several neighborhoods are already fully sold out, and resale homes are becoming more common.

Waterside is also known as one of the most premium-priced areas within Lakewood Ranch. While there are some more accessible entry points, the community overall sits on the higher end of the market due to its location, amenities, and waterfront lifestyle.


Shoreview

Shoreview was the first neighborhood developed in Waterside and remains one of its most desirable communities.

Developed by Pulte Homes, Shoreview includes approximately 350 single-family homes ranging from about 2,400 to 4,000 square feet. Many homes back up to scenic water views, including West Teal and Middle Teal lakes.

The neighborhood offers a strong sense of architectural continuity, with similar design styles and layouts that create a cohesive community feel.

Current market data shows:

  • Average home price: $1.2 million

  • Average price in 2023: $1.38 million

  • Average days on market: 36 days

Compared to the broader Lakewood Ranch area, where homes average 80 to 90 days on the market, Shoreview homes are selling much faster.

Residents also enjoy a wide range of amenities including:

  • Resort-style clubhouse

  • Fitness center

  • Tennis and pickleball courts

  • Walking trails

  • Activities director coordinating community events

With only a small number of homes currently available, demand in Shoreview remains strong.


Lakehouse Cove

Lakehouse Cove is one of the larger neighborhoods in Waterside, with more than 600 homes developed between 2019 and 2025.

Unlike Shoreview, Lakehouse Cove offers a broader mix of home sizes and price points, giving buyers more options.

Homes range from:

  • 1,700 sq ft homes starting around $570,000

  • Larger waterfront homes exceeding $3 million

The current average sales price sits around $963,000, though this number can be misleading. Earlier development phases included many larger luxury homes selling between $1 million and $2 million, while more recent sales include smaller homes and resales.

This shift in the mix of homes has influenced the average price.

Currently, about 21 homes are available, giving buyers more inventory to consider than in some other Waterside neighborhoods.

However, buyers looking for waterfront homes with pools should expect prices to move well into the million-dollar range.


Emerald Landing

Emerald Landing is one of the most walkable communities in Waterside, located just half a mile from Waterside Place.

Developed by David Weekley Homes, this neighborhood offers a mix of housing styles, including:

  • Three-story lakefront condos

  • Two-story townhomes

  • Single-family homes

The condos overlook Kingfisher Lake and offer stunning sunrise views, while some single-family homes back up to Spoonbill Lake with beautiful sunset views.

Price ranges include:

  • Condos: just under $900,000 to over $900,000 with elevator options

  • Townhomes: approximately $500,000 to $550,000

  • Single-family homes: $600,000 to $1 million

One trade-off for the walkable location is smaller lot sizes, meaning not every home can accommodate a pool.

Amenities include a clubhouse, pool, pickleball courts, and a dog park, making it a great option for buyers seeking convenience and lifestyle over large property sizes.


Alcove

Alcove is a small, boutique neighborhood developed by Neal Signature Homes.

With only 42 homes, Alcove offers a quiet, private environment without the added cost of large community amenities. For buyers who prefer lower HOA fees and fewer shared facilities, this neighborhood can be very appealing.

Homes average around:

  • $1.2 million

  • Approximately 2,600 square feet

Many properties feature water views and are designed to maximize outdoor living, particularly around pool areas.

Because of its small size, resale opportunities in Alcove are limited.


Wild Blue

Wild Blue represents the luxury side of Waterside.

Developed by Stock Development, Wild Blue allows buyers to design highly customized homes through several luxury builders, including:

  • Anchor Homes

  • John Cannon Homes

The community offers expansive homesites, high-end architecture, and some of the most impressive amenities planned in the region.

The upcoming amenity center will include:

Current home prices average around $2.5 million, but custom homes can easily exceed $5 million depending on size and design.

Wild Blue is still in active development, with new phases underway.


Shellstone

Shellstone is one of the newest neighborhoods in Waterside and shares amenities with nearby Midway Park.

Developed by Homes by Towne and Lee Wetherington Homes, the community offers some of the builder’s most popular floor plans.

Residents will enjoy access to:

  • Midway Park sports courts

  • Pickleball, tennis, and basketball

Because it is still in development, Shellstone may offer more new construction opportunities compared to other neighborhoods in Waterside.

Nautique

Developed by MI Homes, Nautique includes townhomes and single-family homes around 1,700 square feet. Amenities include a pool, dog park, and pickleball court.

Avanti

Avanti offers smaller single-family homes without amenities, which helps keep HOA fees lower. Many homes feature water views and sunset-facing backyards.

Bungalow Walk

Bungalow Walk features two-story homes with rear-entry garages and sits near Wild Blue.

These neighborhoods provide entry points into the Waterside lifestyle at more manageable price levels.


Kingfisher Lake Estates

For buyers seeking the ultimate luxury waterfront experience, Kingfisher Lake Estates offers custom homes built directly on Kingfisher Lake.

Developed by John Cannon Homes, properties here can include private docks and expansive lake views.

Home prices start around $3 million, with only a handful of lots remaining.
