MOVING TO SARASOTA. YOUR TOP 10 QUESTIONS ANSWERED.

If you’re considering a move to Sarasota or Lakewood Ranch, you’re not alone — and chances are, you’ve got a lot of questions. From insurance to wildlife, traffic to taxes, we’re breaking down everything you need to know before making the move.

We’re Lisa McBride and Sydney Davis — Sarasota Neighborhood Experts — and we’ve helped countless families find their place in this sunny slice of paradise. Here’s what people ask us most:

1. How Expensive Is Insurance in Florida?

It’s true — insurance is one of the biggest topics for homebuyers here. But it’s not always as costly as people think.
In Florida, “hurricane insurance” isn’t a separate policy. Wind coverage is part of your regular homeowner’s insurance. Flood insurance, however, is only required if you’re in a designated flood zone or coastal area.

The cost depends largely on how close you are to the water and the age of your home. Newer homes and roofs typically mean lower rates. Even if you’re outside a flood zone, adding a small flood policy (around $500–$600 a year) can provide peace of mind.

2. How Do You Make Friends When You Move?

Sarasota is full of people who’ve relocated from other states — everyone’s eager to meet new friends. Whether you love tennis, pickleball, gardening, or joining local Facebook groups, there’s a community waiting for you.

3. Should I Live Downtown or in the Suburbs?

Downtown Sarasota is lively, walkable, and packed with restaurants, arts, and nightlife. But homes are older and pricier, and parking can be tight.
If you prefer more space, newer homes, and lower insurance costs, look inland toward Lakewood Ranch, Bradenton, or Venice.

4. What’s the Traffic Like?

During the off-season, traffic is a breeze. During tourist season — especially near the beaches — expect some slowdowns. The key is to plan ahead and avoid peak beach hours.

5. What About New Construction?

East of I-75, new developments are booming. Builders like Neal Homes are known for quality, while Seaflower in Bradenton is a stunning up-and-coming community. Each area — from Venice to Lakewood Ranch — has its own personality and charm. Visit them all to see what fits your lifestyle best.

6. Should I Worry About Alligators?

Yes, they’re around — but they’re not a problem. You’ll see them in ponds or lakes, but as long as you don’t feed or approach them, they’ll leave you alone. Pool enclosures also help keep wildlife (and bugs) out.

7. What Are the Property Taxes Like?

There’s ongoing discussion about changing Florida’s property tax system, but for now, expect to pay around 1% of your home’s assessed value annually. Sarasota and Manatee Counties also offer homestead exemptions that can lower your bill.

8. What Are the Downsides of Living in Florida?

The weather can be hot, and hurricane season is something to take seriously. But Sarasota residents are well-prepared, and the sense of community after storms is unmatched.
For most people, the tradeoff — no snow, endless sunshine, and coastal living — is worth it.

9. Is It Expensive to Live in Sarasota?

It’s not the cheapest area, but the quality of life is exceptional. The median home price is around $570,000, though older homes can be found in the $300K–$400K range. Proximity to downtown or the beach increases the price, but you’re paying for the Florida lifestyle.

10. What About HOA Fees?

Roughly two-thirds of Sarasota neighborhoods have HOAs. For single-family homes, fees typically range from $350–$400 per month, while condos with amenities can go up to $1,000. Rising maintenance and insurance costs have driven these fees higher in recent years.

Bonus: Shopping, Dining, and Fun

You’ll never run out of things to do. Explore downtown Sarasota, St. Armands Circle, or University Town Center for dining and shopping. Locals love Selby Gardens, The Ringling Museum, and Jungle Gardens — where you can feed flamingos and even spot alligators.

Final Thoughts

Moving to Sarasota or Lakewood Ranch isn’t just a change of address — it’s a lifestyle upgrade. Sunshine, beaches, friendly communities, and endless activities make it one of Florida’s most desirable places to call home.
