Wellen Park is currently divided into three Districts – West Villages, Downtown, and Playmore. An additional District is planned for the near future.

The Downtown District is masterfully designed with an 80-acre lake with an outfitter for kayaking and paddleboarding from a floating dock. In addition, A 2.8-mile trail surrounds the lake for jogging, cycling, and walking. A large manicured lawn will provide space to relax and for public events. Phase one will feature 38,010 square feet of retail, dining, and office space. The Canoe House Restaurant will offer indoor and outdoor seating, casual dining with spectacular sunset views. Subsequently, Phase two will have 27,000 square feet of retail.

There will be an extensive trail network to enjoy. There are currently more than 18 miles of trails throughout the community that we continue to add to. A map of the existing and future nature and bike trails can be viewed on the master plan map.

Currently, our Boca Royale and Sarasota National neighborhoods offer 18-hole championship courses. Come Winter of 2021, Wellen Park Golf & Country Club by Lennar will begin selling homes in their 18-hole golf course community.

Wellen Park students have access to the A-rated Sarasota County School District, as well as a number of additional educational options. 

Wellen Park has a number of healthcare options nearby, including Venice Regional Bayfront Health, Englewood Community Hospital, and Sarasota Memorial. 

Anchored at U.S. 41 and West Villages Parkway, the West Villages Marketplace is a Publix-anchored shopping plaza that includes a complimentary mix of restaurants, shops, and services.

CoolToday Park is the new state-of-the-art spring training complex for the Atlanta Braves. Other year-round activities hosted by the Braves at the complex include special events, concerts, festivals, and more. Each neighborhood in Wellen Park has HOA fees. The amount and what’s covered in the fees varies by neighborhood. The fees typically cover neighborhood amenities, general maintenance of common areas, and landscaping. You can find a range of HOA’s for each community on our Neighborhood Overview document (linked in the description); however, you should consult a homebuilder’s sales team for specific/accurate fees.
