Discover the Best Neighborhoods in Sarasota

Every year, I look forward to sharing my insights on the best neighborhoods in Sarasota. Of course, the term “best” is subjective—it all depends on what you’re looking for. In previous years, I’ve highlighted neighborhoods based on resale value, appreciation rates, or overall popularity. But this year, I’m taking a more personalized approach. Whether you value walkability, affordability, or proximity to schools, there’s a neighborhood in Sarasota that’s perfect for you.

Let’s dive into some of Sarasota’s standout neighborhoods and what makes them so special.

1. Most Walkable Neighborhood: Laurel Park

Located just south of downtown Sarasota, Laurel Park is a dream for anyone craving a walkable lifestyle. Adjacent to the vibrant Burns Court, this historic neighborhood is steps away from dining, shopping, coffee shops, entertainment, and the Sarasota waterfront.

Originally developed in the 1920s, Laurel Park is a blend of vintage charm and modern luxury. You’ll find beautifully updated historic homes alongside brand-new builds, as well as condos and townhomes. However, walkability comes at a premium—homes here typically start at $1 million.

2. Best Neighborhood for Beach Lovers: Siesta Key

Dreaming of a year-round coastal lifestyle? Siesta Key is the ultimate beach neighborhood. With its world-renowned white sandy beaches and turquoise waters, this area offers something for everyone, from townhomes and condos to canal-front single-family homes.

Beyond the beach, Siesta Key Village provides restaurants, boutique shops, coffee bars, and even a wine bar. There’s also an elementary school, churches, and a grocery store, making it a well-rounded community. Condos start at around $600,000, while single-family homes begin at $1 million. For a quieter vibe, explore Turtle Beach on the southern end of Siesta Key.

3. Best Neighborhood for Airbnb Investors: Sapphire Shores/Indian Beach

For those interested in short-term rental opportunities, Sapphire Shores/Indian Beach is a standout choice. Located just north of downtown Sarasota along the bayfront, this area allows weekly rentals—a rarity in Sarasota.

This neighborhood offers a variety of homes, from modest options around $500,000 to grand vintage properties. It’s also conveniently close to attractions like the Ringling Museum, Jungle Gardens, and Sarasota International Airport. The location is ideal for guests who want easy access to downtown, beaches, and local activities without needing a car.

4. Best Neighborhood for Empty Nesters and Snowbirds: Sandhill Preserve

Part of the Palmer Ranch area, Sandhill Preserve is perfect for those seeking a low-maintenance lifestyle with resort-style amenities. Built between 2015 and 2021, these homes feature modern layouts, including two-bedroom homes with dens or larger options with lofts for visiting family.

Residents enjoy a resort-style pool, workout facilities, tennis courts, and an activities director. The community is conveniently located near shops, dining, and Siesta Key Beach, making it an excellent choice for snowbirds or empty nesters.

5. Best Neighborhood for Luxury Living: West of Trail

For those seeking luxury, the West of Trail area offers high-end homes and proximity to downtown Sarasota and Siesta Key. This area includes prestigious neighborhoods like Cherokee Park, Hudson Bayou, and Harbor Acres, known for their stunning bayfront estates and luxury construction.

Luxury homes here start at $2 million, with many priced well above that. The area is also home to Southside Village, offering gourmet dining, boutique shopping, and a walkable community feel.

6. Most Affordable Neighborhood: Sarasota Springs

Affordability in Sarasota is relative, but for those looking to spend under $500,000, Sarasota Springs is a fantastic option. Centrally located between Boniva and McIntosh, this neighborhood provides easy access to downtown, beaches, and shopping at University Town Center.

Homes here are typically ranch-style, built in the 1960s and 1970s, and range from fully renovated gems to those needing a bit of TLC. While Sarasota Springs doesn’t offer new construction, its affordability and location make it a great choice for budget-conscious buyers.

7. Best Neighborhood for Golfers: Laurel Oaks

Golf enthusiasts will love Laurel Oaks, a private country club community east of Interstate 75. This neighborhood offers more than just world-class golfing—it’s a lifestyle, with year-round events, social opportunities, and spacious homes.

Homes here range from 3,000 to 4,500 square feet and start at $1 million. Even if you don’t live in the neighborhood, you can still join the private club to enjoy the facilities and events.

8. Best Neighborhood for Shopping: The Meadows

For convenience and access to shopping, The Meadows is hard to beat. Located near University Town Center, this neighborhood is just minutes from downtown Sarasota and St. Armand’s Circle.

The Meadows offers a range of housing options, from $300,000 condos to single-family homes under $800,000. Amenities like pickleball courts, tennis facilities, and an optional golf course membership add to its appeal.

9. Best Neighborhood for Families: Tatum Ridge School District

Families looking for top-rated schools and secure neighborhoods should consider areas near Tatum Ridge Elementary School, such as the Tatum Ridge and Palmer Glen subdivisions. These gated communities offer added privacy and are conveniently located near schools, shopping, and Interstate 75.

Homes here range from $500,000 to $750,000, making them a great option for families seeking a balance of quality and affordability.
