You’ll need to factor in the lot cost, structural upgrades, design finishes, and more. On average, buyers end up spending about 20% more than they originally planned. Yes, builder-affiliated lenders often offer incentives. But that doesn't mean they're always your best option. Some buyers get better rates and terms from outside lenders. Shop around, compare offers, and choose the lender who gives you the best deal for your financial situation.
Builder sales reps are helpful—but they represent the builder, not you. They aren’t obligated to negotiate in your best interest.
