When it comes to living on Florida’s Gulf Coast, two names often pop up: Lakewood Ranch and Waterside. But what’s the real difference between the two? Where exactly are they located? And most importantly, which one might be the better fit for you?

What is Lakewood Ranch?

Lakewood Ranch is more than just a neighborhood — it's a master-planned community and the #1 multi-generational community in the country. Everything here was thoughtfully designed well before the first street was ever paved: from green spaces and parks to shopping hubs and golf courses.

In the past 30 years, Lakewood Ranch has blossomed from just a few neighborhoods to 45+ unique villages, each with its own character. Whether you're looking for a golf course lifestyle, a 55+ active community, family-friendly living, or something simple and private, there's something for everyone.

Originally built along University Parkway and Lakewood Ranch Boulevard, the community has expanded north, east, and — most recently — south.

And that southern expansion brings us to… Waterside.

What is Waterside?

Waterside is technically part of Lakewood Ranch — but it brings a fresh new vibe. Located south of University Parkway in Sarasota County, Waterside boasts a Sarasota address rather than a Lakewood Ranch one. That alone is a major distinction!

But there are a few more key differences you should know:

1. Sarasota County Location

Waterside’s Sarasota address gives residents closer access to downtown Sarasota, beaches, and cultural venues like theaters and art galleries.

2. Non-Gated Communities

Unlike much of Lakewood Ranch, Waterside’s neighborhoods are non-gated. Why? Waterside was built around seven major lakes, with the largest being Kingfisher Lake, and the developers wanted everyone to enjoy easy access to the beautiful waterways. 🚣‍♂️

3. Golf Cart Friendly

The entire Waterside area is designed with golf cart living in mind. Residents can easily zip over to neighboring communities or the local downtown area, Waterside Place, using golf carts — plus, there are over 20 miles of walking paths!

4. Downtown Waterside Place

Waterside has its own lively center called Waterside Place, offering restaurants, entertainment, live music, farmers markets, and events like Ranch Nights (hello, food trucks and cornhole tournaments!). It's a walkable hotspot, and even has a boat taxi on Kingfisher Lake for residents nearby.

How Are the Amenities Different?

If you’re a golfer, Lakewood Ranch will feel like paradise. It’s packed with six golf course communities including Country Club East, Lakewood National, and the new Calusa Golf and Country Club.

In contrast, Waterside has no golf courses — its amenities focus more on waterfront living, parks, entertainment, and community events.

Lakewood Ranch also offers several 55+ communities like Cresswind and Del Webb, while Waterside leans more toward general multi-age neighborhoods (though it still attracts plenty of retirees who love the vibrant lifestyle).

Beach, City Life, or Commute: What’s Your Priority?

  • If you’re a beach lover or someone who enjoys downtown Sarasota’s arts and culture, living south in Waterside or southern Lakewood Ranch puts you closer to Siesta Key and Lido Key beaches — just 20–25 minutes away.

  • If you’re drawn to Tampa or St. Pete for sporting events, concerts, or big-city shopping, living northeast in Lakewood Ranch makes for an easier commute.

What About Home Prices?

Homes in Waterside generally start a little higher than those in much of Lakewood Ranch.

Neighborhoods like LakeHouse Cove, Wild Blue, and Shellstone feature price points from $1.5 million to $4 million. However, there are more affordable options too: Nautique, Avanti, and Emerald Landing offer townhomes and single-family homes starting under $500,000.

Meanwhile, Lakewood Ranch offers a full range, from starter homes to luxurious estates — so no matter your budget, there’s likely a match.

How About Schools?

At the moment, Waterside does not yet have its own elementary school, but one is planned within the Shellstone neighborhood. Meanwhile, Lakewood Ranch already has a robust selection of elementary, middle, and high schools, making it particularly family-friendly.

So, Which is Better: Lakewood Ranch or Waterside?

The answer depends entirely on your lifestyle and priorities.

If you love vibrant waterfront living, golf carts, easy access to beaches, and an active downtown atmosphere, Waterside might be calling your name.

If you prefer gated communities, golf courses, a wider range of home prices, and more established schools, Lakewood Ranch could be your perfect match.
