Exciting News for Lakewood Ranch Homebuyers: Taylor Ranch Expansion Brings 4,500 New Homes to Manatee County!

Manatee County commissioners have given approval for SMR Taylor Ranch to develop over 2,300 acres of previously rural land. This has allowed Lakewood Ranch’s developers to expand eastward by adding 2,307 acres to the master-planned community. This expansion will bring up to 4,500 new homes to Manatee County.
 

Approval Process

The county commissioners made the decision following a 5-2 vote. Which approved a change to the comprehensive plan and urban boundary line. It’s important to note that SMR is the parent company of Lakewood Ranch, and Sweetwater, Star Farms, Lakewood National, and Solera are located to the west of the future development.
 

Opposition

The approval has faced opposition from residents and speakers. They are concerned about the potential for increased traffic, water quality, and changes to the local equestrian community. The commissioners are working to address those concerns and have promised to create a buffer zone between the future development and existing communities.
 

Compromise

SMR Taylor Ranch has proposed a compromise that would limit the maximum density of 4,500 residential units and include provisions for increased buffering for equestrian trails, a public park, and other green space areas. Additionally, SMR Taylor Ranch has committed to funding traffic improvements to address any potential increase in traffic from the development.
 
 

Future Developments

Future plans for the development include 20 acres dedicated to a future school and communications tower. Additionally, developers plan to build 5,000 homes on 4,000 acres in Lakewood Ranch Southeast, and this approval could inspire other master-planned communities. However, a lawsuit filed by nearby residents challenges the decision, with the next trial date set for July 17th.
 
Carlos Beruff has proposed East River Ranch. This community could bring up to 4,144 homes, or 12,434 dwelling units if affordable housing is included. However, this proposal depends on the approval to push the FDAB eastward, and some speakers at the commission meeting suggested that the approvals appeared pre-determined.
 

Final Thoughts

The approval is still in its early stages, and it is too soon for anyone to comment. However, the expansion of Lakewood Ranch to the east means more housing for the growing population. It is important to keep in mind the concerns of local residents. Pushing the FDAB line eastward could lead to future development. All in all, the change could mean positive growth for Manatee County and its residents.
